Use an Estate Agent to market your property
Use an Auctioneer to MAXIMISE the price!

For most of us, our Home is our most valuable asset.
When it’s time to sell up and move on, you’ll want to ensure that you sell it
for the maximum price you can get.
So you hire an expert!
A Local well established Estate Agent. They know the field far better than
you. They are better informed about the house’s value, the state of the
housing market, even the buyer’s frame of mind. You depend on them for
this information. That is in fact why you hired an expert. They will use expert
knowledge and position to maximise the value of your home - and get you
the best price, In the current market place, right ?
Well not necessarily.
“Hang on a minute!” I hear you say, “My Estate Agent gets paid a
commission that means they’ll earn more money, the higher the price they get.
” Well, let’s look at that :
Sell your House for £200,000
Agent earns (at 2%) £4,000
Leaving you £196,000

Sell your House for £206,000
Agent earns (at 2%) £4,120
Leaving you £201,880

In the first scenario, your agent earns £4,000, and you “maximise” your property’s value at £196,000.
In the second scenario, your agent puts in a little extra effort, places a couple more adverts, shows a few more people and coaxes an extra £6,000 for your house. That’s a whopping £5,880 extra for you, for which the agent earns an extra £120. Not much extra money for the extra work when you think about it. Certainly not when compared to the £4,000 they earn anyway for an easier, quicker sale.
The reality is that an Estate Agent’s financial incentive pressures them to sell their client’s properties to the first “acceptable offer” that comes along, rather than negotiate hard for “maximum Value”.
An Estate Agent’s financial incentive, and hence motivation, is actually geared to convincing you to accept a lower price, rather than negotiating a higher price from the buyer.
Consider your frame of mind when negotiating offers. Are you worried you may be underselling your house? Are you worried that you’re pricing too high? Are you worried that you won’t manage to sell it at all?
When your Agent suggests you accept, you probably will!
